Jefferson Davis Hospital (Elder Street Artist Lofts)

Significance

Built in 1924 on a site above the city cemetery that once held Confederate veterans, Jefferson Davis Hospital was Houston's first municipal charity hospital, serving patients regardless of their ability to pay. Named for the Confederate president because of the graves below, it operated as a hospital until 1938 and later served as a records storage facility. Long vacant and repeatedly threatened with demolition, the Classical Revival building was saved by preservation advocates and converted in 2005 into the Elder Street Artist Lofts, affordable live and work housing for artists developed by Artspace Projects. The project is a landmark example of adaptive reuse in Houston, and the building is listed on the National Register of Historic Places and designated a City of Houston Protected Landmark.

Climate risks tracked

The First Ward sits near White Oak Bayou, which flooded surrounding streets during Tropical Storm Allison and later storms. Ground floor arts spaces and residential entries benefit from flood aware thresholds and maintained site drainage toward the street rather than the building. The building's long vacancy left its masonry vulnerable to humidity and biological growth, and its conversion showed the value of deep cleaning, repointing and new mechanical systems sized for Houston's climate. Hard freezes like the 2021 winter storm threaten exposed plumbing in older walls, so insulation and freeze protection for pipes are ongoing priorities in a building of this age.
