Significance

Built in 1908 and designed by a young Alfred C. Finn, who would go on to shape much of downtown Houston, the ten story building at 711 Main was briefly the tallest building in Texas before being surpassed the following year. It later served for decades as a Southwestern Bell telephone exchange, its sturdy frame well suited to heavy switching equipment. In the 1980s its original facade was covered with granite and glass panels, and in the 1990s the building was converted to residential lofts as downtown began its transition back to a neighborhood. It survives as a contributing structure in the Main Street/Market Square Historic District, its layered exterior telling the story of Houston's changing tastes.

Climate risks tracked

Click a risk to see what it means for this building.

The 1980s granite and glass over-cladding changed how the building handles weather; its anchors and joints must be inspected regularly, since hurricane winds can peel poorly fastened panels. Behind the cladding, the 1908 frame and original window openings still need weather-tight seals. The Main Street corridor flooded during Tropical Storm Allison, and residential ground floors raise the stakes for entrance flood protection and elevated utilities. The building's masonry core retains summer heat, so efficient cooling and a reflective roof reduce energy demand without affecting its appearance.
