Houston Cotton Exchange

Significance

Completed in 1884 and designed by prominent Houston architect Eugene T. Heiner in the Second Empire and Italianate styles, the Houston Cotton Exchange building housed the trading floor that helped establish Houston as the largest spot cotton market in the world by the early twentieth century. The Exchange organized and regulated cotton grading, pricing, and shipment through the port of Houston and the Houston Ship Channel, cementing the city's role as an agricultural and commercial hub for the surrounding cotton growing regions of Texas. Its mansard roof, decorative ironwork, and patterned brickwork make it one of the last intact commercial buildings surviving from Houston's Victorian era downtown, most of which was demolished during twentieth century redevelopment. The building has been restored and adaptively reused while retaining its historic exterior character.

The Cotton Exchange's Victorian era masonry construction, with decorative ironwork and a mansard roof, is vulnerable to both storm surge and urban flooding given the building's proximity to the historically flood prone streets near Buffalo Bayou and the Houston Ship Channel corridor, conditions that worsened significantly during Hurricane Harvey. Its aging brick walls and original wood interior finishes are prone to humidity and mold damage after flood events, since moisture wicks upward through unreinforced masonry foundations. The building's ornamental ironwork and roofline are also susceptible to wind damage during hurricanes, requiring careful maintenance to prevent water intrusion at roof joints.
